No, we didn't forget to finish the house. We saved the biggest project for last, no surprise. But it is now done. I can't believe it, but we have a kitchen. With cabinets. And a counter. There are some drawers too... It's great to not have to dust off the silverware anymore.<br /><br />Let me start with a shout out to Corey Pollock of <a href="http://iandccraftsmanship.com">I and C Craftsmanship</a>. If you are thinking about custom cabinetry, give them a call. They're super easy to work with and completely get the aesthetic. And when we thought about the quality/price comparison against something like Ikea... it was a pretty easy decision for us to spend a bit more and get custom fabrication, with way better materials, and exactly what we want. No regrets there.<br /><br />Originally I didn't think I was going to have to completely open this wall. I guess I should have known better at this point. Except for the redwood decking on top it is made entirely from salvaged wood, most of it from the old fence. The short vertical board and batten sides let me use a lot of small redwood scrap that would have otherwise gone to the dump. I put a pond liner on the inside to help keep the wood from rotting. Phase 1 of our landscaping plan has been completed for a few weeks now. Our little patch of grass is taking off. We planted a Chinese Pistache in the courtyard and are looking forward to the fall color. It starts with the footings. We had our landscapers pour the footings. Before this we had a pedestal sink, which was fine except it had no storage, and we are into storage these days.<br /><br />I ordered the sink from ebay. It was the right size and shape for what I wanted to build. The legs are from trusty Ikea. The faucet is Hansgrohe. I used the 3/4" birch plywood for the cabinet and doors.<br /><br />It starts with a plan. It was all in my head until I had the sink and legs in hand, then I could sketch out exact measurements. It was nice leaving the computer out of this project. I've been working on replicating the look of aged lacquer on birch plywood. I've tried a few different things, tung oil, shellac, stains. Tung oil is okay, but seems to work better on solid woods where it can really soak in deeply. Shellac is nice, but a bit too orange. Stains have the same issue as tung oil, in that they just don't seem to penetrate or have enough effect. This time I used Minwax's Polyshades in Pecan, satin. My theory is that most of that warm amber glow on the vintage cabinetry I've seen in the neighborhood is the lacquer yellowing, not a stain or the color of the wood per say. This stuff actually has the color in the polyurethane, so the color sits on top of the wood. Especially when you want the space to function as a designer's work room/laundry room/storage room/carpentry workshop. This allowed the 2 closets that are on the same wall to be as long as possible. The short wall has all the laundry gear, and we went vertical with some shelving to get all the cleaning supplies in one space. It feels a little strange sharing this with the world, as it's not really showy-type stuff. But I thought it was worth sharing because when people ask "how do you live in a house with virtually no storage space?", well this is how. (This in conjunction w/ a massive drop at the goodwill).<br /><br />The flooring is a coat of epoxy over a rough grind of the slab. This was done when the floors were polished. I wanted to start with a set of nightstands for a couple reasons. First off, neither of us remember ever having nightstands. The thought of getting the books, clock, phones off the ground and up to eye level seemed very luxurious. Secondly, I wanted to see what I can do because I am considering building all the kitchen cabinetry. <br /><br />It spent an afternoon designing and purchasing materials. The next day the pieces were cut and assembled. The following day they were sanded, stained and finished. Having built this first set I have a few ideas of how I could economize the process and improve the results... which got me thinking. What if I did a small run of these to sell on Etsy or some site like that? It's kind of a fantasy of mine to be able to do this for a living, but a little test run of ten or so might be fun if I can gauge enough interest. I would need to be able to sell them for around $250 a piece/$500 per set. Customers could select the cubby color, and even send me the paint to use if they wanted. We have family coming in from out of town today and we just wrapped up painting last night. This was another major one as far as DIY'ing goes. We had a plumber do the rough-in plumbing and install the fixtures, but other than that it was all us. I gutted it, replaced some water damaged 2x4's, fixed some more suspect wiring, hung cement board in the tub surround and greenboard elsewhere. The lady of the house insisted that the tile go all the way to the ceiling, so there was a lot of glass tile cutting to do (since the ceiling is at a pitch). It took four days to install the tile and one long day to grout it.<br /><br />There wasn't much original in this bathroom when we bought the house, so we had somewhat of a blank slate. But, we did have the original bathtub and ended up really designing the whole look around that. When shopping for tile we came across this glass mosaic gradient. We thought it would look great around the original blue tub. It sort of feels like water splashing, which we thought was fun and felt right for the place.<br /><br />Once again I neglected to take photos from the start. So we join this project having already done all demo, plumbing rough-in, electrical, and hanging of the substrate. I can't wait to have that done, but we moved that back on the list in order to take care of the floors. There are several things inside that depend on having the floors done first, and knowing how invasive a process it is, we decided to do it now.<br /><br />And when I say invasive I'm not kidding. First of all we had to move everything out of the house: toilets, sinks, refrigerator, oven, the whole freakin' kitchen island, washer, dryer, everything. We covered everything that had new paint or refinishing in plastic. We moved out of the house for a week and lived w/ neighbors. We put everything in a pod in the driveway. The appliances were in the yard. When the job was done we came back to dust city. Closets that were closed and covered in plastic could not stop the dust from getting inside. We've had to shop-vac the entire house and still have a few areas yet to do. Several areas need re-painted or at least touched-up. But...<br /><br />In the end, we are so glad we did it. It's a major step and has made the house so much more livable. The floors feel great and squeak under your sneakers. No more dusting from the slab. And we love the organic look of it. The aggregate varies as you move through the house. The bump out in the kitchen is a totally different darker color, which was a fun surprise. When you get up close, the color in the aggregate is pretty amazing. I'm glad this job is done.<br /><br />I've got to hand it to our contractor, Jeff Vasconcellos. He and his crew worked very late several days in a row to get the job done. When we moved in it was 2 rooms... with a dropped ceiling in the 2nd. Everything was bad. Bad bad. The concrete patio was poured and overlapped the lanai's slab between the posts, then the walls were built on top of that. So, this room was lower than the outside. Of course there was rot where water drained down into the house. The 2nd room's dropped ceiling was exposed to the outside... as there were no panels between the rafters in this section. 50+ years of dust and debris on top of that ceiling. Very bad. Wiring held together with electrical tape. Chopped framing inside the walls with no rhyme or reason. Ductwork going to nowhere. Oh, the little things you discover after having moved in.<br /><br />But, after a full rebuild of this room, I am sitting on the sofa in a room with no tools and it feels pretty good. It's the way the siding comes up too high and actually runs up between the rafters. This is really hard to explain, even with pictures. Let me just say that it was a test of bravery for me to fix it. I had to snap a chalk line and run the length of the lanai with a skilsaw, cutting through only the siding and no deeper so as to not nick the beam beneath. It would probably be no big deal for a career carpenter, but for me it was a little scary. But I know that once we're painted it will be one of those details that makes a difference. Well, it's not for a lack of working on the place. There just hasn't been anything that's been fully completed. We have a lot of things happening at the same time. But before too much time gets away from me, I'll share some shots of the new siding and concrete. <br /><br />The front of our house, if you were to be able to view it in 1953, would have been louvered panels that allowed a partial view into the patio (now the den). We discovered that each foot wide board on the front of the house was actually 2 of the original louvers placed side by side. Difficult to explain, but basically it meant all of our boards looked split down the middle. In addition to this, the concrete around the perimeter of the slab stopped where those panels originally were. So, in order to properly close in the den, we poured new concrete where it needed to go (in 3 places) and replaced the siding on the front of the house. <br /><br />There are so many details of what was wrong... I could go on and on. But it's fixed now. New electrical is being run as I write this. Here are a few shots of this phase.<br /><br />One area where concrete will be poured. (in progress)Our particular Cliff May floorplan is one of the "Lanai" models, which means it had an open patio as the front room. This was closed off a long time ago. (Actually it was done in 1970, as I discovered a Dodgers schedule in the wall). While part of me would like to open it back up to it's original state, it's really more practical for us to keep it closed in, so it can serve as our den. So, the goal now is to follow the lines of the house as closely as we can, to do it how we estimate the architect would have. We had door and window panels fabricated to match the originals as closely as possible. It's not totaly done, but it's quite a dramatic improvement from the outside and the inside. We'll post again when this front room is finished off. It still needs everything on the interior. They show holes punched in the wall where we ran new electrical. We ran 3/4" romex from the panel up into the soffit in this room. I'm told we can run up to 10 circuits through this line. So, now we'll be able to run electrical throughout the house as we need it (i.e. kitchen make over).
